boat slip / 3 bedroom 2 bath covered boat parking
Ok so not sure if this is the right area for this thread or not if not I apologize but I think it could be fun for anyone who has never seen what I'm about to describe.
Ok so up on Texoma are local open water lake ok its just real big, people take rented boat slips and turn em into pretty nice lake houses some of the nicest are 2 stoeies tall with the top story the entire length of the slipand the bottom is about half leaving tthe perfect amount of room gor covered boat parking. I guess the thing that gets me is its a slip rented not owned from a marina and all improvements must stay, now somehow they say that when you get ready to move you have the right to sell the opportunity to continue the lease with the marina there in you are selling the improvements.
I'm curious as to where else this is popular and I'd love to see pictures and here from any one who has done it themselves.

The marina where I keep my boat has some pretty fancied up slips, where some guys actually rent one slip for their boat and the one directly across from it to build a deck on. But I've never seen anything like what you're describing. I would love to see some pics!

I've seen some of the slips on Texoma -- yep, pretty much like a fully stocked living room and kitchen on some of those docks. We can't do anything like that on our lake because we are on a Corps of Engineers lake and they have lots of rules. We can't put anything on our dock that would make it where you can "live" on the dock - no refrigerators, wood burning stoves, porta-potty, etc.

I once leased at lot at a lake that had a small cabin on it. I "bought" the cabin from the previous owner but still had to pay rent every month to the landowner. There were several dozen lots around this lake and several people had docks and permanent structures in place. A lot of people just parked campers at the lots and came in on weekends. I lived there full time for four years. While I was there I added a screened front porch and fenced yard. I sold it for 30% over the purchase price due to the improvements. It wasn't an easy sell given that it sat on a rented lot, but it didn't take too long to sell. It has changed hands several times since then. Back in 2011 it had 4 ft. of water inside during a flood. I'm glad I moved now. I didn't like putting money into something it didn't really own. Technically, I could have hired someone to move the cabin off the property when I left, but it wasn't worth the expense. These kinds of arrangements are out there, so I don't doubt that some people put a lot of money into docks that they don't own.

OK, so I'm both glad an pissed that you started this thread. For the past 45 minutes I've been looking at pictures of "Dock-O-Miniums" for sale on Texoma. Too expensive for me, but what a super cool idea and the perfect alternative to the weekend lake house. Some of them are REALLY nice with two 50' slips!!
